Capella residences brings heritage-led living to Brisbane
Capella Hotel Group and Verso Projects have announced a landmark partnership to create Capella Residences Brisbane in 2029. The project will transform the historic Shafston House estate into an exclusive riverfront residential address. It will mark the second Capella Residences globally after Seoul and the first branded residence of any kind in Brisbane. Positioned at Kangaroo Point along the Brisbane River, the development brings together heritage restoration, contemporary architecture and Capella’s service-led approach to private living.
Capella Residences Brisbane is planned as a new benchmark for luxury residential living in Queensland. The project will reimagine the historic Shafston House estate through a heritage-led lens, reflecting Capella’s reputation for curating culturally rich and historically significant destinations. Once one of Brisbane’s most prominent private residences, the estate will be restored and transformed into a residential destination shaped by prestige, design and a strong sense of place.
The development will combine world-class design, bespoke interiors and hotel-inspired services. Its lifestyle precinct will include communal recreation, restorative and residential facilities, creating an experience that blends the comforts of a private home with the amenities usually associated with an exceptional hotel. Central to the project will be the Capella Living Room, a signature expression of the brand’s hospitality philosophy, designed as a residential-style space for connection, cultural immersion and personalised service.
The riverfront estate will also include two River Homes built along the embankment. These will be complemented by a private marina, porte cochère with drop-off and pick-up facilities, and private basement garage parking. Expansive gardens and six pools will further strengthen the estate’s resort-like character, with three of the pools available to all residents. The landscape design will play an important role in shaping the sense of privacy, calm and luxury across the property.

The project will be delivered with Verso Projects, a Brisbane-based developer with an $8.5 billion portfolio and more than 6,000 dwellings in its pipeline.
