Home2 Suites sets its sights on Madrid
Hilton has announced the signing of Home2 Suites by Hilton Madrid Retiro, marking the first Home2 Suites by Hilton property in Spain. The hotel is expected to open in 2028 following a franchise agreement with Santander Asset Management. Upon opening, it will become the brand’s second property in Europe, joining Home2 Suites by Hilton Dublin City Centre. The project strengthens Hilton’s extended-stay presence in a major European capital and adds a new all-suite accommodation option to Madrid.
Home2 Suites by Hilton Madrid Retiro will be designed for both business and leisure travellers seeking modern amenities and the comforts of home. The property will offer 215 spacious studio and one-bedroom suites, each featuring flexible living areas, open layouts and in-suite kitchens. This format reflects the brand’s focus on longer stays, practical comfort and adaptable accommodation for guests who want more space than a traditional hotel room.
The hotel will include a rooftop pool and terrace, adding a leisure-focused element to the guest experience. It will also feature signature Home2 Suites by Hilton amenities such as complimentary hot breakfast, social spaces and Spin2Cycle, the brand’s integrated fitness and laundry facility. These features are intended to make both short visits and week-long stays easier, more comfortable and more convenient.
The property will be located in Madrid’s city centre, in the Retiro neighbourhood. This location gives guests access to some of the city’s most important cultural, transport and commercial points. Nearby attractions and connections will include the Golden Triangle of Art, Atocha high-speed rail station, Retiro Park, key commercial hubs and wider cultural attractions. This positioning makes the hotel relevant for travellers combining business, culture and extended urban stays.
The project will be managed by Panoram and developed by IBOSA under an agreement with the Coliving strategy launched by Santander Asset Management in 2024. This structure connects hotel development with a wider residential and mixed-use investment approach. For Hilton, the agreement adds a new branded extended-stay property in one of Spain’s most important hotel markets.
The arrival of Home2 Suites by Hilton Madrid Retiro also broadens Hilton’s brand representation in the Spanish capital. Madrid is already home to seven Hilton properties across seven distinct brands, including Hotel Montera Madrid, Curio Collection by Hilton, DoubleTree by Hilton Madrid-Prado, Atocha Hotel Madrid, Tapestry Collection by Hilton, Spark by Hilton Madrid Alcala, Hilton Madrid Airport, Canopy by Hilton Madrid Castellana and Hampton by Hilton Madrid Alcobendas.
As part of Hilton Honors, the hotel will give members access to the benefits connected with Hilton’s guest loyalty programme. These include member rates, standard Wi-Fi when booking through preferred Hilton channels and digital tools through the Hilton Honors mobile app. The programme also allows members to check in, choose their room and access it using a Digital Key.
