Kempinski brings its first U.S. branded residences to Miami Design District
Kempinski Group is making its U.S. debut in branded residences with Kempinski Residences Miami Design District, a new luxury residential development in one of Miami’s most design-forward neighborhoods. The project is being developed by DaGrosa Capital Development Partners LLC and will be sold through ISG World. Planned as a service-led residential offering, it extends Kempinski’s “The Good Life” positioning into an urban, culture-rich setting.
Kempinski Residences Miami Design District will rise at the gateway to the Miami Design District and is planned to include 132 private residences across two 20-story towers, plus six townhomes and 17 guest suites that are exclusively available for purchase by residents. The residences are designed in two- to four-bedroom configurations, with interiors ranging from approximately 2,100 to 3,100 square feet, and total living areas reaching up to 3,700 square feet. Terraces are expected to capture views toward Biscayne Bay and the Downtown Miami skyline, reinforcing the project’s premium positioning for buyers who want a blend of privacy, space, and city access.
On the design side, the development brings together major names in architecture and interiors. Arquitectonica is leading the architectural vision, with interiors by Rockwell Group and landscape architecture by Enea, aiming for a modern residential feel aligned with the district’s creative identity. Day-to-day residential management services will be overseen by Kempinski Group, a key element for a project that is positioning service excellence as a core differentiator in Miami’s competitive luxury residences market. The development is currently slated for completion in Q4 2029.
Amenities are planned to span both towers, connected by an elevated third-floor amenity bridge, with a strong focus on wellness and social lifestyle. The wellness lineup is set to include a fitness center, spa and recovery zones, a lap pool, a cold plunge, infrared and steam saunas, and outdoor training areas. Social spaces are planned around a restaurant with terrace seating, dining salons, a library with wine and game lounges, a screening room, and golf and Formula 1 simulator rooms. Family-focused areas are also part of the plan, including children’s playrooms, splash pads, shaded play areas, and a padel court, alongside landscaped grounds and electric-vehicle charging.
The announcement was supported by leadership voices including Barbara Muckermann for Kempinski Group, Joseph DaGrosa for DaGrosa Capital Development Partners LLC, and Craig Studnicky for ISG World, signaling a partnership built around brand heritage, destination strength, and a high-service residential proposition in a globally recognized hub for art, design, and luxury retail.
