The Oberoi Group has opened Naila Fort – An Oberoi Luxury Residence, marking the company’s first luxury residence concept in India. The meticulously restored 19th-century fort near Jaipur is positioned for fully private stays, with the entire property reserved exclusively for one booking at a time. Reimagined as an ultra-luxury four-bedroom residence, it will welcome its first guests from 15 February 2026. Set on a gentle hilltop, the retreat combines heritage architecture with the brand’s signature Oberoi hospitality.

Originally built in 1849 by the Champawat clan, Naila Fort – An Oberoi Luxury Residence has been conserved and restored to preserve its historic character while introducing contemporary comfort. The residence is set amid open countryside close to Jaipur, with sweeping views of its natural surroundings and the Aravalli hills, aiming to deliver seclusion without losing access to the city’s cultural and historical landmarks. The private-stay model is central to the experience: the fort can only be booked in its entirety, emphasizing discretion, personal space, and a home-like rhythm rather than a traditional hotel stay.

Architectural details define much of the guest journey, with sunlit courtyards, carved archways, elegant salons, and expansive terraces framing the landscape. The interiors draw on antique furnishings, curated artworks, and original elements that reference the fort’s noble past, balanced by modern conveniences and attentive, understated service. Arrivals include a traditional Ganesh Vandana ceremony in the fort’s private temple, setting a tone rooted in local culture and ritual. From there, stays are designed around guest preferences, ranging from curated cultural excursions in Jaipur to intimate on-site celebrations or unhurried downtime in the countryside.

Dining is designed as a highly personalized pillar of the residence, with menus created daily by Oberoi chefs in consultation with guests. The culinary direction blends inspirations from royal Rajasthani and Mughal kitchens with refined international choices, supported by careful sourcing and a dedicated service team. Guests can dine in an intimate hall featuring delicate mirror work and heritage detailing, or choose alternative settings across the gardens, by the swimming pool, in candlelit interiors, or on panoramic terraces overlooking the surrounding terrain.

The opening has been positioned by Arjun Oberoi and Vikram Oberoi as a strategic evolution of how the company extends its brand, emphasizing authenticity, privacy, and craftsmanship while maintaining consistent standards across the stay. With its four-bedroom scale and full buyout format, Naila Fort – An Oberoi Luxury Residence is presented as an ideal setting for private stays, intimate family gatherings, and milestone celebrations, offering a concentrated, high-touch alternative within Rajasthan’s luxury hospitality landscape.
