Waldorf Astoria Residences Pompano Beach tops off
The Related Group, Merrimac Ventures and Hilton have celebrated the topping-off of Waldorf Astoria Residences Pompano Beach, marking the completion of vertical construction for the brand’s first-ever standalone residential project. The 28-story condominium tower is located on two acres of oceanfront along the Pompano Beach coastline and is more than 85 percent under contract. Scheduled for completion in summer 2027, the development will introduce 92 luxury condominium homes with views of the Atlantic Ocean and Intracoastal Waterway. The milestone reinforces the growth of branded residences and the rising profile of Pompano Beach as a South Florida luxury destination.
The topping-off of Waldorf Astoria Residences Pompano Beach represents a defining construction milestone for a project that extends the Waldorf Astoria name into a new standalone residential format. Unlike hotel-linked residences, the development is designed as a private residential tower shaped by the brand’s legacy of elegance, service and hospitality standards. Its progress also reflects strong buyer interest, with more than 85 percent of residences already under contract.
Located directly on the oceanfront, the 28-story tower is being developed by The Related Group and Merrimac Ventures in partnership with Hilton. The site spans two acres along the Pompano Beach coastline, giving residents direct access to a setting defined by beach, marina and coastal views. The tower will offer 92 homes, combining privacy, service and a curated coastal lifestyle.
The design team brings together several recognised firms. Architecture is led by Nichols Architects in collaboration with KORA, while interiors are by BAMO and landscaping is by Enea Landscape. Together, these teams are shaping a residential environment intended to combine timeless elegance with contemporary beachfront living.
Residences will range from two to five bedrooms and from 2,100 to 6,100 square feet. Each home will include private elevator entry and a dedicated foyer, opening into bright living spaces with floor-to-ceiling glass and expansive terraces. The layout is designed for indoor-outdoor living, with views across both the Atlantic Ocean and the Intracoastal Waterway.
At the top of the tower, the boutique Penthouse Collection introduces the most exclusive residences in the project. Priced from $16 million to $20 million, the penthouses include wraparound terraces, private elevator access and up to 70 linear feet of direct ocean frontage. The two upper penthouses add rooftop entertaining areas with terraces ranging from 3,200 to 3,500 square feet, air-conditioned entertainment spaces, summer kitchens and private pools.
Amenities are designed to support a private resort-style residential experience. Waldorf Astoria Residences Pompano Beach will include nearly 200 linear feet of beachfront and a private marina for nearly two dozen vessels. Shared amenity spaces will include a 20,000-square-foot oceanfront pool deck, spa and wellness facilities, fitness studios and a children’s entertainment center.
Service is a central part of the project’s identity. Residents will have access to Waldorf Astoria managed services including 24-hour concierge, in-residence dining and dedicated beach and poolside service. These features bring hotel-style hospitality into a private ownership environment while preserving the independence of a standalone residential tower.
The announcement names Nick Pérez, president of Related Group’s Condominium Division, Dev Motwani, CEO of Merrimac Ventures, and Jonathan Wingo, global head of Residential Programs at Hilton, as key figures associated with the milestone. Their involvement reflects the strategic importance of the project for both the developers and Hilton’s branded residential platform.
The project also arrives as Pompano Beach continues to evolve as a luxury coastal destination. The city has committed more than $80 million to beachfront improvements, including a redesigned pier, new parking garages, streetscape upgrades and the creation of Pompano Beach Fishing Village. Together with new residential and hospitality developments along the coastline, these investments are helping reposition the area as an emerging South Florida luxury enclave.
Available homes at Waldorf Astoria Residences Pompano Beach begin at $2.65 million, and the project is being built by Coastal Construction. With completion expected in mid-2027, the development brings together luxury real estate, branded residential hospitality, oceanfront living and Waldorf Astoria service in one of South Florida’s evolving beachfront markets.
