Waldorf Astoria transforms Miami Beach landmark
Hilton and Reuben Brothers have signed a management agreement to transform a premier oceanfront hotel into Waldorf Astoria Miami Beach. The project will mark the Waldorf Astoria Hotels & Resorts brand’s first property in the Miami Beach market. Owned by Reuben Brothers, the resort will undergo a detailed renovation and repositioning before its planned relaunch in Winter 2027. Once reopened, the property will be managed by Hilton and positioned as a new luxury address on Collins Avenue.
Waldorf Astoria Miami Beach will occupy one of the most desirable beachfront locations in the city. Set along a prime oceanfront stretch of Collins Avenue, the property will offer direct access to the sand, unobstructed views of the Atlantic Ocean and views of the Miami skyline. Its location within Miami Beach’s luxury hotel corridor places guests close to celebrated dining, nightlife and cultural institutions.
The transformation will reshape a 20-storey property into a refined luxury resort that combines the character of Miami Beach with the service style of Waldorf Astoria. Led by Reuben Brothers, the renovation will focus on elegance, arrival experience, wellness, dining, events and oceanfront leisure. The project is designed to connect the brand’s sense of occasion with the coastal energy and cultural appeal of Miami Beach.
The design of the transformed property is being led by Avenue Interior Design. The refreshed hotel will introduce a distinctive collection of art, signature experiences and upgraded amenities. Its 348 newly refreshed suites will be among the most spacious in the market, with ocean views, private balconies and a refined contemporary aesthetic. This all-suite positioning strengthens the hotel’s appeal for guests seeking space, privacy and elevated beachfront comfort.
Arrival will be an important part of the renewed guest journey. The property will feature a new lobby and Peacock Alley, the signature Waldorf Astoria gathering place designed for both guests and locals. This reimagined public space will help position the hotel not only as a place to stay, but also as a social address within the Miami Beach hospitality landscape.
Food and beverage will also be central to the transformation. The hotel will introduce a new dining programme led by world-class culinary talent. Alongside this, guests will have access to a newly curated spa and wellness experience, supported by an enhanced fitness centre. These elements reflect the broader direction of modern luxury hospitality, where wellness, cuisine and social spaces are essential parts of the guest experience.
The resort’s outdoor offer will also be significantly enhanced. Improvements are planned for the 48,000-square-foot pool deck, including the addition of private cabanas. These upgrades will strengthen the property’s position as an oceanfront leisure destination and support the relaxed yet elevated atmosphere expected from a Waldorf Astoria resort.
Event spaces will be revitalised for private gatherings, celebrations and social occasions. This gives Waldorf Astoria Miami Beach relevance beyond leisure travel, positioning it for high-end events, milestone celebrations and destination gatherings. The combination of oceanfront setting, refreshed suites, dining, wellness and event facilities is intended to create a complete luxury resort experience.
The project also reflects the continued partnership between Hilton and Reuben Brothers. The companies recently launched an investment connected with the historic Waldorf Astoria London - Admiralty Arch, and the Miami Beach project extends that relationship into another landmark hospitality destination. For Reuben Brothers, the transformation supports a strategy focused on iconic addresses and major restorations. For Hilton, it strengthens the expansion of its luxury portfolio in globally recognised destinations.
Waldorf Astoria Miami Beach will participate in Hilton Honors, giving guests access to the benefits of Hilton’s global loyalty programme. The hotel will join Waldorf Astoria’s global portfolio of 40 iconic properties in sought-after destinations, including the forthcoming Waldorf Astoria Miami planned for Downtown Miami in 2028. The project also adds to Hilton’s wider presence in Florida, where more than 520 properties currently welcome guests across the state.
